Edgewater Drive's Old Drive-Thrus and Gas Stations Are Getting Second Lives

October 15, 2026

In 2026, three Edgewater Drive buildings designed for car trips have been leased to new tenants: a Dunkin' drive-thru, a 7-Eleven and a Citgo. None of the new tenants is another chain coffee stop or convenience store. One is an Italian deli, one is a needlepoint shop with roots going back to 1972, and one is a fried chicken spot.

These leases are changing College Park faster than the redesign the City of Orlando has been planning for Edgewater since 2018. That project's first segment, a roundabout at Lakeview Street, doesn't start construction until early 2027. Meanwhile, the storefronts along the Drive are turning over one building at a time.

Three Car-Era Buildings, Three Very Different Tenants

3009 Edgewater Drive, the former Dunkin'. The Dunkin' had closed by late June, and Bungalower reported that no reason was given. In September, Faiyaz Kara at Orlando Weekly reported that Turci Panino is moving a few blocks north into the building and becoming Turci Italian Deli. Owners Vinicius Turci and Nathalia Kalil plan to add imported meats and cheeses, Italian market staples, house-made pasta and sauces, gelato, coffee and breakfast sandwiches.

They're keeping the drive-thru. Turci pointed to Beefy King as proof that a drive-thru can work for food beyond typical fast food. The deli is expected to run 7 a.m. to 9 p.m. daily, directly across Edgewater from Gabriel's Sub Shop. That gives this stretch two sandwich counters facing each other across the street. In September, the opening target was roughly six months out. An October 5 update from Tasty Chomps still points to early 2027 and reports no new construction milestones.

1500 Edgewater Drive, the former 7-Eleven. The Black Sheep is relocating its needlepoint shop here from North Orange Blossom Trail in Lockhart. The business dates to 1972, when five friends opened the original shop in Winter Park. It has moved and changed owners several times since. By September 9, the building had a new roadside sign, green awnings and fresh paint. There's still no official opening date.

3460 Edgewater Drive, the former Citgo. On July 1, Bungalower reported that Chester's Chicken plans a Central Florida location on the old gas station site. That report gave no opening date, and we haven't found a newer update.

Taken together, the three sites show a pattern. The corridor's convenience buildings still serve quick stops, but now through locally run businesses. Turci's deli keeps its pickup lane. The Black Sheep turns a convenience store into a craft shop. A gas station becomes a restaurant.

The Storefront Reshuffle Behind Them

The car-era buildings get the most attention, but other Edgewater storefronts are changing hands too, often to tenants already on the Drive or nearby. Here's the full picture as of the latest reports:

Address Previous use New or current tenant Latest status
1500 Edgewater Dr. 7-Eleven The Black Sheep Exterior work underway, no date as of Sept. 9
2110 Edgewater Dr. Dechoes Resale Central Goods Orlando Announced, no opening date
2122 Edgewater Dr. Turci Panino Turci Pasta expanding into part of the space In progress
2304 Edgewater Dr. College Park Diner Alma Argentina Hoped to open by end of July, per a June 5 report
2421 Edgewater Dr. Not reported Tinc Grand opening mid-September
2529 Edgewater Dr. Not reported Millie's Swedish Candy Company Set to open June 13, per a June 12 report
2625 Edgewater Dr. Vesuvio Vesuvio, relaunched Open, grand opening in June
3009 Edgewater Dr. Dunkin' Turci Italian Deli Targeted for early 2027
3231 Edgewater Dr. Local Bar and Grill Olea Taverna Open by early August
3460 Edgewater Dr. Citgo Chester's Chicken Planned, no date as of July 1

The 2110 address shows how this turnover works. After 24 years in College Park, Dechoes Resale announced it would consolidate into its East Colonial Drive store at 2515 E. Colonial. When Bungalower reported the move on June 29, both shops were still open and no final date had been set. By late September, The Community Paper reported that Foundation College Park would take over the space and turn it into Central Goods Orlando, a home for vintage vendors. One resale shop is leaving and another secondhand concept is moving in at the same address.

Alma Argentina is taking over the former College Park Diner at 2304. In early June, owner Marisa Flores hoped to open before the end of July, but no firm date was set. We haven't found a later report confirming the opening, so check before planning a dinner around it.

What's Already Open

Not all of this year's change is still under construction. On June 12, Bungalower reported that Millie's Swedish Candy Company would open its first permanent shop at 2529 Edgewater the next morning, Saturday, June 13, next door to Doghouse. A few doors up, Vesuvio at 2625 relaunched in June with a new chef-owner, menu, team and dining room.

Olea Taverna, a Mediterranean restaurant, opened at 3231 in the former Local Bar and Grill space by early August. The newest arrival isn't a restaurant. Tinc, a compounding pharmacy at 2421 Edgewater, held its grand opening in mid-September. It makes prescriptions on-site and hosts community events.

The Fall Calendar While the Buildings Change

With several storefronts between tenants, the event calendar is the busiest part of the Drive this fall. Here's what's set between now and early December:

  • Sundays, 10 a.m. to 3 p.m.: The College Park Farmers Market, hosted by The Local Habit, started a weekly run at Great Southern Box Company Food Hall & Bar on Sept. 6.
  • Saturdays in October, 9 a.m. to 1 p.m.: The 4Roots Farmers Market switches to a weekly schedule this month. The Oct. 24 market coincides with the 4th Annual Harvest Festival, which runs 9 a.m. to 2 p.m.
  • Saturday, Nov. 7, 5 to 11 p.m.: College Park JazzFest returns. Edgewater Drive closes between Smith and King streets from noon to midnight, so plan errands on that stretch around it.
  • Saturday, Nov. 14, 3 to 6 p.m.: Drinks Along the Drive – Celebrate Fall! brings tastings along Edgewater, plus music and a pop-up market in Albert Park. The event listing names Dechoes Resale and Good Crowd as check-in points. That listing was posted in April, before the Dechoes move, so confirm the check-in location before you go.
  • Thursday, Dec. 3: Holiday on the Drive appears on The Drive College Park's official events page.

None of the new tenants in the car-era buildings has a confirmed opening date that falls before these events. On JazzFest night, the old 7-Eleven, the old Dunkin' and the old Citgo will probably still be works in progress.

Where the City's Redesign Fits In

The Edgewater Drive Complete Street Project covers the corridor from Lakeview Street to Par Street. It calls for wider sidewalks, ADA-compliant pedestrian upgrades, calmer traffic, decorative lighting and new landscaping. To meet the funding agreement, the City had to choose one standard street layout for the whole corridor. It chose wider sidewalks and on-street parking over bike lanes.

The only part with a construction schedule is Segment A, the roundabout at Edgewater and Lakeview. City Council approved its funding agreement in May 2026. The City expects to award a contractor this winter, start construction in early 2027 and reach substantial completion in winter 2027. The total project budget is $5,175,441.22, and $2,970,360 of that comes from FDOT's Local Agency Program.

The timeline has slipped before. In July 2025, ClickOrlando reported that groundbreaking was expected in 2026. The City's current schedule now says early 2027. The City says it will share construction phasing, traffic control plans and details on access to homes and businesses as work gets closer.

That leaves a gap of at least a year. By the time the first roundabout crew arrives at Lakeview, Turci Italian Deli is expected to be open in the old Dunkin', with The Black Sheep and Chester's moving into the old 7-Eleven and Citgo on their own schedules. Wider sidewalks are coming later. The tenants are already here.

When a corridor changes this quickly, the story of a College Park home changes with it. Gavin Hatch and the APEX team track updates like these block by block and build them into the cinematic listing stories we produce in-house.
